Below is a list of the items you will need to provide for your closing:

Homeowner’s Hazard Insurance Policy or Binder. It is required that your homeowner’s insurance be equal to at least the amount of the mortgage, or an endorsement showing 100% Replacement Cost Coverage and that the Lender’s name and address is names on the Policy or Binder. Also, you will need a paid receipt for the first years’ homeowners’ insurance premium. Please print the attach Buyer Form and Fax to Kirkwood Title. If you are purchasing a condominium Unit, instead of a Homeowner’s Hazard Insurance Policy or Binder, you will need a Certificate of Insurance from the insurance agent who provides the Master Casualty Policy for the Condominium complex. You should be listed as the new owner. This Certificate should list a 100% Replacement Cost Coverage, Fidelity Coverage, and $1,000,000.00 of Personal Liability Coverage. Although not required, it is a good idea that you obtain your own insurance coverage for damage to, or injury occurring in, the interior of your unit.

If the home you are purchasing is in Massachusetts and is not serviced by a municipal sewer system, you will need a copy of the Certificate of Inspection from a qualified Systems Inspector, pursuant to D.E.P. Title V Regulations, which states that the septic system or cesspool did not fail inspection.

At the closing, you will need to bring the following items with you:

Certified or Bank Check for the balance of your purchase price (purchase price less mortgage amount, less deposit equals your balance due), plus the amount of any unpaid estimated closing costs due the Lender or legal expenses. This Check should be made payable to yourself. The exact amount of the check will normally be available on the day prior to the actual closing date.
